Foreign national and ITIN hard money loans
MyBridge Loans funds private money loans to foreign nationals and ITIN borrowers on real estate in 26 states. No U.S. credit history, no income documentation, no employment verification. Funds must come from a U.S. bank account, and the borrower is usually a U.S. entity such as an LLC with an EIN. Leverage is about 5% less than for a domestic borrower. What you need
- A U.S. entity, typically an LLC with an EIN, as the borrower. An ITIN in your own name is sometimes workable; ask.
- A U.S. bank account. Funds to close and the monthly payments must come from it.
- A passport or other government ID.
- The property: address, value, what is owed, and what the loan is for.
You do not need a Social Security number, a U.S. credit score, U.S. tax returns, or a U.S. employer. The loan is underwritten on the property, the equity, and the exit.
Leverage
Our standard cap is 65% loan-to-value. For foreign national and ITIN borrowers it is about 5% lower, so plan on roughly 60%. On a $1,000,000 purchase that is about $600,000 with $400,000 down. What the loan can be used for
Business purpose: buying a rental or investment property, cash out on a U.S. property you already own, a commercial building, or capital for a U.S. business. Consumer-purpose loans on a home you will live in are a separate program, brokered in California only.
Terms
1st trust deeds 9.5% to 10.99% and up; 2nd trust deeds 11.99% to 12.99% and up. Interest-only payments. Usually 1.5 to 2 lender points plus broker, 3-year note, 3 to 6 month prepayment penalty. Loans from $100,000 to $4,000,000 and up. Underwriting $1,995, no processing fee, third-party appraisal, title, escrow and credit at cost. Doc prep $495 outside California. Exceptions available.
Closing from abroad
Documents can be signed at a U.S. consulate or with a notary that the title company accepts in your country. Funds to close come by wire from your U.S. account. Tell us where you will be when the documents are ready and we will plan the signing around it.
